Responsibilities
œAsset management of logistics properties under overseas REIT portfolio
œBudget/Actual variance verification
œPrepare monthly/quarterly/annual asset management reports and provide required information to the headquarters/investors
œMonitor and oversee property revenue, occupancy levels, operating expenses, and capital expenditures
œPlanning and execution of repair/renovation and building maintenance programs for properties
œPrepare presentation/papers in English to obtain approvals from the headquarters for projects
œConduct leasing & marketing of vacant space in both Japan and overseas portfolio to Japanese
prospects/tenants
œCommunication with lenders/trust banks/accounting firms/lawyers/PM/contractors
œNegotiate terms and conditions of contracts/agreements (lease, PM, trust bank and related docs)
œTake initiative for asset enhancement activities
œAssist in structuring/negotiation of deals, acquisitions, re-structuring, refinancing and dispositions

ƒRequirements„
œOver 3 years of experience in real estate asset management including leasing in major developers, asset
managers, investors, or investment advisers
œExperiences of leasing/brokerage firm management, tenant relations, construction management, and
acquisitions representing ownership interests
œUnderstanding SPC investment structures (GK/TK/TMK), the use of trusts and non-recourse loan requirements
œUniversity/college graduate with degree
œBusiness English skills speaking, listening, reading and writing
œMS Word, Excel and Power Point
œJapanese real estate brokerage license (Takken) holder is a plus
œStrong communication/interpersonal skills
œMust be a self-starter and possess the ability to be resourceful and work well as part of a team and
independently in a fast-paced environment
