You will play a key role in the asset management of logistics properties under Singapore REIT portfolio.
You are responsible for budget or actual variance verification, prepare monthly, quarterly and annual asset management reports and provide required information to the headquarters and investors.
You will also monitor and oversee property revenue, occupancy levels, operating expenses and capital expenditures.
You will also be responsible for planning and execution of repair or renovation and building maitanence programs for properties, prepare presentation and approval papers in English to obtain approvals from the headquarters, conduct leasing and marketing of vacant space in both Japan and overseas portfolio to Japanese prospects and tenants and communicate with lenders, trust banks, accounting firms, lawyers, project manager and contractors.
You will also negotiate terms and conditions of contract or agreements, take initiative for asset enchanment activities and assist in structuring or negotation of deals, acquisitions, re-structuring, refinancing and dispositions.
You should possess a Degree and have more than 3 years of experience in real estate asset management including leasing in major developers, asset managers, investors or investment advisers. You should have experience in leasing or brokerage firm management, tenant relations, construction management and acquisitions representing ownership interests. To succeed in this role, you should have good understanding of SPC investment structures, use of trust and non-recourse loan requirements. Japanese real estate borkerage license holder (Takken) will be have an added advantage.
You should also possess Business English skills in speaking, listening, reading and writing and highly proficient in Ms Excel, Power Point and Word. Other key attributes include resourcefulness, self-starter, team player, ability to work independently in a fast-paced environment, strong communication and interpersonal skills.
