ƒKey Responsibilities„
œWorking closely with investment & asset management team members to develop and execute asset business plans and optimize the investment strategies to enhance investment values and returns.
œPreparing asset business plans for the assets under management, taking responsibility for the asset management contents, in support of the global investment management strategies.
œSupporting the acquisitions team in sourcing potential deals, closing new transactions and monitoring market trends.
œPrioritizing, coordinating, communicating and directing the activities arising out of approved asset business plans to deliver favorable investment performances.
œIdentifying and evaluating opportunities to enhance asset performance and implement them.
œManaging operating partners and third party service providers to meet investment objectives.
œMaintaining the leasing strategy, leasing vacant premises and handling leasing agents.
œManaging rent review and lease renewal caseload, together with property managers.
œApproving the property management strategies/objectives and overseeing the implementation.
œEnsuring income is maximized and non-recoverable costs actively managed and minimized.
œAssisting with investors reporting, presentations and new fund launches.
œLiaising internally with finance/accounting team for cash management such as distribution forecast, property and/or SPC level payment preparation including loan interest payments.
œCarefully monitoring and overseeing property revenue, occupancy levels, operating expenses, and capital expenditures.
œConducting budget/actual variance verification.
œPlanning and executing repair/renovation and building maintenance programs for the properties.
œProviding monthly/quarterly/annual asset management reports and reporting to headquarters/investors.

ƒQualifications and Education Requirements„
œMust have RETAIL asset experience
œOverall general asset management skills
œBusiness English skills
œExperiences in the real estate investment management industry (TMK structure and TK-GK structure)
œMinimum Computer Skills (Excel, Word, and Power Point)
œJapanese real estate brokerage license (gTakkenh) holder is preferable but not a must
